Terms of Service

These terms govern your use of letsrealty, the website, CRM and listings platform for real estate agencies. By requesting a trial or subscribing, you accept them on behalf of your agency.

1. Who we are

letsrealty is operated by [LEGAL ENTITY NAME], a company incorporated in Costa Rica with cédula jurídica [CÉDULA JURÍDICA] and registered address at [REGISTERED ADDRESS] ("letsrealty", "we", "us"). You can reach us at hola@letsrealty.io.

"You" means the agency, company or professional that uses letsrealty, and the people it authorizes to use its account. letsrealty is a service for businesses, not for consumers.

2. The service

letsrealty gives your agency a bilingual website on a letsrealty address or your own domain, a CRM for your leads and contacts, publishing of your listings to third-party portals, and AI writing tools. Every feature is included in every Plan. The Plans differ only in the number of agents (seats) and the monthly AI allowance.

3. The free trial

  • The trial lasts 30 days, is free, and needs no payment card.
  • It runs on your letsrealty address (for example, youragency.letsrealty.io). Everything works during the trial, including importing your listings from a CSV file.
  • Connecting your own domain, publishing to portals and our free import of your current website start once you subscribe.
  • If you do not subscribe by the end of the trial, we suspend the trial account. We delete its data 90 days after suspension unless you subscribe before then.

4. Plans and prices

  • Prices are in US dollars and are published on our website. One price list applies in Costa Rica, Panama and Nicaragua.
  • Prices do not include taxes and are shown "+ IVA". Customers in Costa Rica are charged 13% IVA and receive an electronic invoice for every payment. Other taxes are charged where the law requires them.
  • The Enterprise Plan is quoted individually.
  • Founding offers, such as a discount for the first agencies to subscribe, apply on the conditions stated when they are offered. A founding price never increases while the subscription continues without a break; an agency that cancels and later returns pays the list price.

5. Subscriptions and payment

  • You can subscribe monthly or annually. Subscriptions are charged in advance by card through our payment processor, Tilopay, and renew automatically at the end of each period until you cancel.
  • If a payment fails, the processor retries it. From the first failed charge, your admin console shows a payment notice for 7 days, becomes read-only from day 8, and your account is suspended from day 22, when your website shows a "temporarily unavailable" page. We delete the data of an account that stays suspended for 90 days.

6. Changing Plans

  • An upgrade takes effect immediately. The unused days of your previous Plan are credited against your first charge on the new Plan.
  • A downgrade takes effect at the end of the current billing period. Your agents must fit within the new Plan's seats by then.

7. Cancellation and refunds

  • You can cancel at any time by writing to hola@letsrealty.io. Your account stays active until the end of the period you have paid for.
  • Monthly subscriptions: payments are not refunded. Cancelling stops the next charge.
  • Annual subscriptions: if you cancel within 30 days of your first annual charge, we refund it in full. After those 30 days, payments are not refunded, in whole or in part.

8. Price changes

We give at least 60 days' notice of a price increase. Existing subscribers keep their current price for 12 months after the increase takes effect. Founding prices never increase.

9. Fair use

  • Listings are unlimited under a fair-use limit of 1,000 active listings per account.
  • Each Plan includes a monthly allowance of AI generations. When it runs out, generation stops until the next month.
  • If your use substantially exceeds what a Plan is designed for, we will contact you to agree on a suitable Plan before taking any other step.

10. Your data

  • Your content and data are yours: listings, photos, texts, leads, contacts and everything else you or your visitors enter into letsrealty. We use them only to provide the service to you.
  • For the personal data of your leads and contacts, you are the controller and we process it on your behalf. You are responsible for having a legal basis to collect it and for answering the requests of the people it concerns.
  • You can export your listings and leads at any time. When you cancel, we send you a full export on request, as long as you ask before your data is deleted.
  • We delete your data 90 days after your subscription ends, except what we must keep by law, such as invoices.

11. Acceptable use

You agree not to use letsrealty to:

  • publish unlawful, false or misleading content, including listings you are not authorized to market;
  • infringe anyone's intellectual property, privacy or other rights;
  • send spam or unsolicited messages;
  • upload malware, probe or attack the platform or other customers' sites, or try to access data that is not yours;
  • resell or sublicense the service without our written agreement.

We may remove content or suspend an account that breaks these rules. Unless the breach is serious or unlawful, we warn you first and give you a reasonable time to fix it.

12. Availability and support

We work to keep letsrealty available and secure, and we provide support by email and WhatsApp in business hours. We do not guarantee uninterrupted service, and we may carry out maintenance, preferably outside business hours.

13. Liability

  • letsrealty is provided "as is". To the extent the law allows, we give no warranty that it will meet every need of your business.
  • To the extent the law allows, neither party is liable for indirect or consequential losses, such as lost profits, lost business or lost data that could have been prevented with reasonable backups.
  • To the extent the law allows, our total liability for any claim is limited to the amounts you paid us in the 12 months before the event that gave rise to it.
  • Nothing in these terms limits liability that cannot be limited by law, including liability for fraud or wilful misconduct.

14. Changes to these terms

We may update these terms. We will notify you of material changes by email at least 30 days before they take effect. If you do not accept them, you may cancel before they take effect.

15. Governing law

These terms are governed by the laws of the Republic of Costa Rica. Any dispute falls under the jurisdiction of the courts of San José, Costa Rica.
